Purchase mortgages are available for first time buyers or home movers. They can be taken out on a residential basis (where you live in the house) or as a buy to let landlord option. If you are a homeowner and not looking to move then we can help you to remortgage your current home. Either utilise this route to try and find a better rate and / or borrow some extra money for home improvements, a special occasion, help loved ones or refinance credit / debts. Mortgage start at £10,000 total advance and can go up to several £million. THINK CAREFULLY BEFORE SECURING OTHER DEBTS AGAINST YOUR HOME. The final products under the mortgage category are equity release. These are for older people, often retired who wish to release money from their home but do not have the income (or are too old) to take out a traditional remortgage to borrow money from their equity. These plans can involve nil repayments or partial interest payments through the loan. Key to release is this can be an expensive way of borrowing as the interest is added to the initial advance thereby compounding over time.
Our loan options fall into two main categories, unsecured personal loans and homeowner secured loans. Unsecured loans can be made available for both tenants and homeowners.
Our unsecured lenders start at a minimum of £500 and go up to £15,000. Terms on these loans vary from 1 year to maximum 7 years. A slight variation on the unsecured personal loan is a guarantor loan. This does not require any physical security such as a car or house, but it does need two different people to agree to meet the repayments. The second person is your guarantor and only pays the loan if you do not, this helps some people get a loan when they could not get one on their own. These loans have maximums of between £5,000 and £12,000 dependant on you and your guarantors credit profile.
Secured products work differently in that they need some sort of security as a back up for the lender should you fail to pay back the loan. Our secured loan plans are secured on property, either your home or a buy to let property you own. Because the lenders have similar security to a mortgage the available range of funds is wider, going from £3000 to £100,000, subject to criteria, equity and affordability. Terms are longer too, going from 3 years to 25 years in keeping with the larger amounts needed.
Having minor credit blemishes may not impact much on your availability to get some of the better borrowing solutions direct from your bank etc. - this may include mobile phone defaults, old small ccjs or one or two missed credit payments over the last few years. Even mortgage, arrears if over 2 years old, are often not counted against you. More recent and larger issues such as debt management plans, IVA or large arrears amounts do severely restrict your borrowing options, but if you can afford the repayments and are putting yourself in a better place then there may be some lenders who will consider you.
